Work Required by Landmarks Preservation Commission Included in MCI Increase

Landlord applied for MCI rent hikes based on exterior restoration work. The DRA ruled for landlord in part, but disallowed any increase for the replacement of dentils--that is, moldings beneath the cornices on the building's two facades. Landlord appealed and won. Landlord claimed that the dentil replacement was needed in order to obtain approval from NYC Landmarks Preservation Commission (LPC). Documents showed that LPC required the dentil work as an essential element of the exterior restoration.
