Landlord Installed New Exterior Door to Comply with Landmarks Preservation Commission

The DRA granted landlord MCI rent hikes based on the installation of a building entrance door. Tenant appealed, claiming that landlord had replaced a modern glass door it had previously installed because the door didn't comply with Landmark Preservation Standards. The DHCR ruled against tenant. Replacing an entrance door qualifies as an MCI. It didn't matter that landlord was forced to replace the door because the door didn't comply with Landmark Preservations Standards. Tenants weren't charged any rent increase for the previous installation.
