Rent Increase Granted for New Doors

Landlord applied for MCI rent hikes based on the installation of new entrance doors to the building. The DRA ruled for landlord. Tenant appealed, claimed that the old door was repairable because the glass had merely shattered, that landlord's neglect prompted the door replacement, and that two keys now were required instead of one to open the doors. The DHCR ruled against tenant. Once the useful life of the prior door expired, landlord could choose to replace the door rather than repair it, and qualify for MCI rent hikes.
