Landlord applied for MCI rent hikes based on a new entrance door with canopy, column facade, and front entrance reframing. The DRA ruled for landlord. Tenant appealed, claiming that the improvements were merely cosmetic. The DHCR ruled against tenant. The door installation was an MCI, and the other work was done in connection with the door installation. So it all qualified for an MCI rent increase.
