Pointing/Waterproofing Were Building- Wide Improvements

The DRA denied landlord's application for MCI rent increases based on pointing and waterproofing, finding that not all exterior walls were pointed. Landlord appealed, and the DHCR granted landlord's application. Landlord submitted a diagram showing the extent to which the exposed sides of the building were pointed. The contractor stated that all sides of the building were examined and that pointing was done wherever necessary. The DHCR's policy is that pointing and waterproofing that are comprehensive and performed where necessary qualify as an MCI.
