New Spout and Shower Head

The DRA set the Maximum Collectible Rent (MCR) for tenant's rent-controlled apartment at $103 per month. This amount included a $9 rent increase based on prior landlord's installation of a new four-valve chrome unit with new spout and shower head. Tenant appealed, objecting to the rent increase. The DHCR ruled against tenant. The rent increase for new equipment was proper. The fact that these items were installed by prior deceased landlord didn't bar a rent increase.
