Landlord sued to evict month-to-month tenant. The court ruled for landlord, and tenant appealed. The appeals court ruled against tenant. A prior arbitrator's ruling explicitly determined that the month-to-month tenancy had been terminated and that landlord could get an eviction order. Tenant couldn't retry the same issues through his appeal of the eviction order.
