Lobby Renovation Doesn't Qualify

Landlord applied for MCI rent hikes. The DRA ruled for landlord in part, granting a rent hike for installation of an entrance door, but denying any rent hike for lobby/hallway renovation. Landlord appealed and lost. The lobby renovation work consisted of replacement of carpet and floor coverings with marble and granite tiles, installation of wonder board and wire mash as needed, fireproof Sheetrock throughout the lobby ceiling, and installation of panels, moldings, electric outlets, light fixtures and fluorescent lights, plastering and painting.
