Landlord Can Replace Doorman with Remote Concierge and Guard Service
LVT Number: #32253
(Decision submitted by Jillian Bittner, Esq. of the Williston Park law firm of Horing Welikson Rosen & Digrugilliers PC, attorneys for the landlord.)
Landlord applied to the DHCR for permission to modify building-wide services by eliminating the 24/7 on-site doorman who served as a lobby attendant stationed at the front entrance of the building. Landlord sought to replace this service with a 24/7 livestream of all building entrances, a remote concierge, and remote guard service, with no reduction in rent. Landlord also sought to switch from traditional metal keys to a keyless key fob system at all access points. The DRA ruled for landlord, with no rent reduction ordered.
