Tenant's Lease Doesn't Bar Installation of Washing Machine

Landlord sued to evict tenant for installing a washing machine without landlord's permission and using hot water. The court ruled against landlord. Landlord appealed and lost. Tenant's lease didn't bar tenant from installing a washing machine. So landlord couldn't claim that there was a substantial violation of the tenancy, unless tenant's use of the machine had created a nuisance. There was no nuisance claim.
