Tenant Replaced 27-Year-Old Stove

Landlord sued to evict tenant for violating a substantial obligation of his lease after tenant replaced a 27-year-old stove in his apartment. The trial court ruled for landlord, and tenant appealed. The appeals court dismissed landlord's petition. Landlord then appealed and lost. Tenant's replacement of the stove, under the circumstances, was merely a technical violation of the ''no alterations'' clause of his lease. It wasn't a significant lease violation.
