Shaky Mailboxes and Improperly Maintained Building Directory

Tenants complained of a reduction in building-wide services based on loose and shaky mailboxes, as well as improperly maintained building directories. The nameplates on the directory were incorrect and illegible. The mailbox doors also didn't close properly. The DHCR ruled for tenants. Landlord appealed, claiming that these were minor conditions that didn't warrant rent reductions. The court and appeals court ruled against landlord. The DHCR's determination that these conditions weren't minor was reasonable.
