Landlord Made Repairs in Reasonable Time

Tenant complained of reduced services. Landlord answered the complaint, stating that all repairs would be made promptly. The DRA never got landlord's answer. After a DHCR inspection confirmed that there were defects in tenant's apartment, the DRA cut the rent. Landlord appealed, claiming that he'd repaired the defects within one month after getting tenant's complaint. The DHCR ruled for landlord, and revoked the rent cut. Landlord had made the repairs within a reasonable period of time, and tenant had stated that he was pleased with the results.
