Landlord Gets Increase for Work on Balconies

Landlord applied for MCI increases based on a number of improvements. The DRA ruled for landlord, and tenants appealed. Among other things, tenants claimed that work done on the building's balconies was decorative and didn't benefit them. They also claimed that brickwork, lintel replacement, and balcony structural work were necessary repairs due to landlord's neglect. The DHCR ruled against tenants. The work performed by landlord was extensive and necessary for the operation, preservation, and maintenance of the building structure.
