Landlord Can Charge for Garage Space

Tenant complained of a rent overcharge. The DRA ruled for tenant. Tenant appealed, claiming there was an additional overcharge for garage space rented in the building. The DHCR ruled against tenant. Tenant's vacancy lease was the first lease for tenant's apartment to include a garage space clause. So the DRA correctly treated the initial garage charge as legal, thereafter subject to rent guidelines increases.
