Increase Granted for New Waste Compactor

Landlord applied for MCI rent hikes based on the installation of a waste compactor and sprinkler system. The DRA ruled against landlord. The DRA found that the installation served only tenants on the north side of the building and therefore was not building-wide. Landlord appealed, arguing that the waste compactor benefitted all tenants in the building. The DHCR ruled for landlord. One waste compactor was installed to handle garbage disposal for all tenants in the building in place of the two incinerators that were required to be closed.
