Increase Granted for Electrical Upgrading

Landlord applied for MCI rent hikes based on the electrical upgrading of a building. The DRA ruled for landlord, and tenants appealed. They claimed that only two new outlets had been installed in each apartment and that the wall and/or ceiling outlets still had the same 60-year-old wires. The DHCR ruled against tenants. Landlord's contract for the electrical work stated that new meters, circuit breakers, and cable had been installed in each apartment, in addition to the new outlets. The outlets themselves included new air conditioner outlets.
