Electrical Work Doesn't Qualify

Landlord in Freeport, Nassau County, applied for MCI rent hikes based on electrical work costing over $15,000. The DRA denied landlord's application, and landlord appealed. The DHCR also ruled that the work didn't qualify as an MCI. To qualify, electrical work must include new, upgraded equipment in each portion of the building's electrical system that serves individual apartments. Landlord had merely installed a new three-phase underground service with one new house meter and new cables from the meter to the existing individual apartment equipment.
