Electrical Wiring in Tenant's Apartment

LVT Number: 9600

Tenant complained of a rent overcharge. The DRA ruled for tenant and landlord appealed. Landlord claimed the DRA should have granted a rent increase for new electrical wiring, including new plugs and switches, in tenant's apartment. Tenant had claimed that this work wasn't done. The DHCR ruled for landlord. Tenant showed no proof that the work wasn't done. Landlord, on the other hand, submitted paid bills and sworn statements supporting its claim. Landlord was entitled to a rent increase equal to 1/40th of the $1,850 paid for the new wiring.
