Cornice Replaced in Connection with MCI

Landlord applied for MCI rent hikes based on the installation of a new roof, roof doors, parapet, scaffolding, a cornice, and window cladding. The DRA ruled for landlord in part but denied rent hikes for the cornice and window cladding. Landlord appealed. The DHCR ruled for landlord in part. Window cladding isn't an MCI. But landlord removed and replaced the decorative cornice in connection with replacement of the parapet and roof, which were qualifying MCIs. Therefore, landlord was entitled to an MCI rent hike for the cornice.
