Bathtub Molding Needed Grouting and Caulking
LVT Number: 12997
Tenant complained of a reduction in services based on her claim that her bathtub molding needed to be replaced. The DRA ruled for tenant and reduced her rent. The DRA also ordered landlord to caulk and grout the bathtub molding. Landlord appealed, claiming that this was a minor condition. Landlord also claimed that tenant hadn't specifically complained that grouting and caulking were needed. The DHCR ruled against landlord. Tenant's complaint had been specific enough to call for grouting and caulking as the remedy. And lack of caulking can cause water seepage into the apartment below. This wasn't a minor condition.
