Two Buildings Are Horizontal Multiple Dwelling

Landlord sued to evict tenant, claiming that the building wasn't rent regulated. Tenant claimed that his building and the one next door were a horizontal multiple dwelling, subject to rent stabilization. The court ruled for tenant. Landlord appealed and lost. The buildings had common ownership and management, shared heating and plumbing systems, a common internal passageway, facade, and front and rear fire escapes.
