Tenant's Lease Is Deemed Renewed

Rent-stabilized tenant complained that landlord had refused to offer her a renewal lease and failed to furnish her with a signed a copy of her renewal lease. The DRA ruled that tenant's lease was deemed to be renewed and ordered landlord to sign another copy of the renewal and send it to tenant. Tenant appealed and lost. The DRA had ruled that tenant failed to accept landlord's timely renewal lease offer in a timely manner, so tenant's lease was deemed renewed. Tenant claimed that the dates set by the DRA were incorrect. But tenant hadn't checked off any boxes on the renewal form indicating what term she was choosing. And in a court stipulation, tenant chose a one-year renewal to commence on March 1, 2009. So the DRA correctly set the dates for tenant's deemed lease renewal.
