Tenant Who Didn't Renew Must Pay Market Value Rent

Landlord sued to evict tenant, after tenant refused to renew his lease or to move out. After tenant was evicted, landlord sued tenant to recover use and occupancy at a market value rent. Tenant argued that his last lease rent was $798 per month. The court ruled against tenant. Tenant's lease wasn't rent regulated. And landlord was entitled to use and occupancy at fair market value after tenant's lease ended. The court awarded landlord $1,054 per month for the months that tenant remained in the apartment after the lease ended.
