Tenant Sublet Apartment Without Landlord's Consent

Landlord sued to evict tenant for illegal subletting. The court ruled for landlord. Tenant appealed and lost. Tenant clearly sublet the apartment without going through the approval procedures called for under Real Property Law Section 226-b. Although tenant claimed that a broker sublet the apartment without her knowledge, she hired the broker to find a subtenant and didn't deny accepting rent under the sublease.
