Tenant Can Choose Later Start Date

Tenant complained that landlord didn't properly renew her rent-stabilized lease. The DRA ruled against tenant. Tenant appealed and won. Landlord sent the renewal lease offer to tenant late. So tenant could choose whether the new lease would run from the expiration date of the old lease or from the first rent payment date at least 90 days after landlord's late offer. Tenant made clear in her complaint that she didn't want the renewal lease to start until the later date. So the DHCR made that the start date of tenant's renewal lease.
