Smaller Canopy Installed

Tenant complained of a reduction in services based on the removal of a canopy extending from the building's entrance. The DRA ruled for tenant and reduced his rent. Landlord later applied for a rent restoration based on replacement of the canopy. The DRA ruled for landlord, and tenant appealed, claiming that the former full-length canopy, which extended from the building's entrance to the curbside, had been replaced by an awning which barely extended three feet above the building's entrance. The DHCR ruled against tenant. An inspection showed that the entrance awning was now provided.

This was a minor condition that didn't warrant a rent reduction.
