New Terrace Door Was Adequate Replacement

LVT Number: #22532

Tenant complained of a reduction in services because the terrace left door didn't slide and was difficult to open. The DRA ruled for tenant and reduced her rent. Landlord later sought rent restoration based on the restoration of services. The DRA ruled for landlord. Tenant appealed and lost. Tenant claimed that the new door didn't slide open properly because it didn't open from both sides. DHCR inspection showed that the new door allowed for full, unimpeded access to the terrace. The left side didn't slide open, but the right door was the only sliding part and opened and closed properly.
