Minor Error in Landlord Name Doesn't Void Violation Notice

LVT Number: #20465

DOB issued a violation notice to landlord for doing work in its building without a permit. Landlord claimed that the violation notice named an improper street and entity. The notice stated that landlord's name was 1169 Coney Island Ave. Inc. But landlord's name was 1196 Coney Island Ave., LLC. Landlord argued that the violation should be dismissed. The ALJ disagreed and fined landlord $500. Landlord appealed and lost.

The violation notice correctly stated the address where the violation occurred and it was mailed to landlord's proper address. Therefore, landlord received adequate notice of the violation.
