Landlord Recertified HUD Tenancy After Sending Termination Notice

Landlord sued to evict HUD tenant after sending a 30-day termination notice. Tenant asked the court to dismiss the case without a trial. The court ruled for tenant. After sending the termination notice, landlord sent tenant a separate notice to recertify tenant’s lease and adjusted tenant’s rent. This indicated that tenant’s lease was renewed, contrary to the termination notice.
