Landlord Covered Under Security Company's Policy
LVT Number: 14280
Tenant sued landlord and landlord's security company after she was attacked and robbed in her apartment by an unknown intruder. She claimed that there was inadequate security. The security company's contract said that it was supposed to have a general liability insurance policy that covered itself and landlord. But the security company claimed that this policy covered landlord only if the security company was responsible for lack of security, not if landlord was negligent. The court ruled against the security company. Neither the insurance policy nor the security company's contract with landlord limited landlord's insurance coverage to situations where the security company was at fault.
