Increase Granted for Electrical Rewiring

Landlord applied for MCI rent hikes based on rewiring. The DRA ruled for landlord. Tenants appealed, claiming that the cost was excessive and that landlord installed more outlets than needed. The DHCR ruled against tenants. Landlord submitted sufficient proof of the work done and the cost. Landlord installed new service and new cooper risers and feeders extending from the property box in the basement to every apartment so as to accommodate the installation of air conditioner circuits and outlets. Landlord was also required to install two double outlets in the kitchen to support heavy-duty appliances.
