Half-Inch Gap Around Mailbox Panel

Tenant complained of a reduction in building-wide services. The DRA ruled for tenant and reduced his rent. Landlord later applied for rent restoration based on restoration of services, and lost. An inspection showed that there was a half-inch gap around the mailbox panel and that the mailbox was loose. Landlord appealed, claiming that the mailbox panel was sufficiently secured. The DHCR ruled against landlord, saying that landlord didn't restore the mailbox in a workmanlike manner.
