Court Won't Order Landlord to Offer Renewal Lease to Tenant

(Decision submitted by Manhattan attorney Bruce Levinson, attorney for the landlord.) Tenant sued landlord, seeking an order directing landlord to offer tenant a rent-stabilized renewal lease. The court ruled against tenant. Before tenant can get an order directing landlord to offer a renewal lease, landlord must have a chance to answer the complaint. Then either a trial will be required to determine the facts or tenant can ask the court to rule in its favor without a trial if there's no question of fact.
