10 Illegally Rented Rooms in Two-Family House Are Rent Stabilized

Landlord sued to evict tenant from two rooms in a two-family house, claiming that tenant was unregulated. Tenant claimed that he was rent stabilized. The court agreed and dismissed the case. Prior landlord created 10 dwelling units by renting out 10 rooms to tenants. It didn't matter that the units were illegal. Since there were six or more dwelling units in the house, they were subject to rent stabilization.
